If a buyer attends your open house without their own agent and submits an offer, you ONLY PAY A 1.5% LISTING COMMISSION — WITH NO BUYER’S AGENT FEES.
If the buyer is represented, the listing commission remains 1.75%, with the buyer’s agent paid separately —still a major savings compared to traditional listing commissions while offering full-service support throughout the transaction.

WHY SELLERS CHOOSE THIS OPTION
Many sellers prefer having their agent host open houses for added security, professionalism, and peace of mind. An experienced HSA agent can screen visitors, answer buyer questions objectively, protect the seller’s negotiating position, and handle follow-up—allowing sellers to stay hands-off while still maximizing exposure and results.
Depending on the buyer's representation, the listing commission will be one of the following:

Buyer with representation | 1.75% (+ buyer's agent fee)
Unrepresented buyer | 2.5% (NO buyer's agent fee)
If you prefer not to show your home yourself, no worries—our expert Agents at Home Sellers Advantage will handle everything for you, while still saving about half of what you’d typically pay with a traditional brokerage
